Mortgage Direct — Spanish mortgages for international buyers
As an international buyer you can typically borrow up to 70% of the value. A pre-approval before you start viewing tells you what you can borrow and puts you in a stronger position to make an offer.

The second of the two mortgage brokers we work with. Their enquiry form is available in English, German, Spanish and Dutch, so you can set out your situation in the language you think in.

We work as an affiliate of these partners and introduce clients to them. You hold your own account and contract directly with the partner, and their rates and terms are theirs rather than ours. It costs you no more to come through us, and you always keep free choice of adviser.

All fees are a starting point — from, not a rate card. We're not selling hours; we're selling expertise, local knowledge, representation and peace of mind. If you don't need part of a package, the fee comes down.

All + VAT figures are plus 21% Spanish IVA. The Buyer's Agent fee rises towards ~2% + VAT depending on purchase price and scope.

Honesty
What these fees do not include.
We coordinate specialists; the work itself is done by licensed professionals. The following are provided and charged directly by the professional concerned, and you always keep free choice of your own advisers. We simply introduce people we trust and make sure they're involved at the right moment:
- Legal work and conveyancing · wills
- Tax and fiscal representation · annual tax returns
- Visa applications and residency specialists
- Private health insurance (mandatory for visa holders)
- Surveyors, architects and builders
- Mortgage broking and currency exchange
Also outside the fee: government charges, notary and registry costs, taxes, and the purchase costs on top of the property price. Our own questionnaire asks you to budget 5–10% for tax, notary and registration costs; our step-by-step buying guide puts it at 9–10%. We will give you the figure for your specific purchase before you commit to anything.
Why we publish this at all
Because you're going to want to know, and because a company that won't tell you its prices is asking you to spend an hour on the phone before you can work out whether you can afford it. We'd rather you knew now.
