Renting & arriving
A home secured, the paperwork done, and someone still there in month five.
Renting in Spain from abroad is harder than it should be — and the landlord saying no to your foreign income is usually the moment people give up. This is the service that gets past it.
"We have the money. They still said no."
Spanish landlords want a Spanish payslip, a Spanish guarantor and a Spanish bank account — and if you're arriving with a pension, a remote salary or savings, you can be a perfectly good tenant and still be turned down four times in a row.
We know which agents and private landlords accept international income, we can arrange non-payment insurance where it's needed, and we make the case for you in Spanish. That is most of the battle.
Renting in Galicia
More complex than it looks — and entirely solvable.
Renting in Galicia as an international newcomer is more complex than it appears. Demand is high, and good properties move quickly. Many landlords are cautious about tenants with foreign income or without a Spanish payslip.
We take that off your plate entirely: we find the property, arrange non-payment insurance so foreign income is accepted, review the contract in full, and handle the practical steps. By move-in day, you are not just housed but properly established, ready to embrace your new life in this beautiful region.
Through our network of local agents and private landlords we can swiftly identify suitable properties, so you don't miss out on the best options. We also have a small number of direct rentals, sourced from owners who are open to international tenants — we are happy to introduce these where they fit your search, though we do not represent the owners in any way.
The two things that stop people
Both of these are more solvable than they feel.
Foreign income
Non-payment insurance — the way past “no”
Spanish landlords want a Spanish payslip. If you're arriving with a pension, a remote salary or savings, you can be a perfectly reliable tenant and still be refused, over and over.
We arrange non-payment insurance, which effectively vouches for you: it lets your overseas income be accepted as proper proof of solvency, and gives the landlord the confidence they were missing. Suddenly you're not a question mark — you're an insured tenant.
Pets 🐾
Around half our clients arrive with a pet
It's one of the first things people apologise for asking about, and it shouldn't be. Our homes come from a private network of owners we know personally — many of them expats themselves — rather than a public portal.
That means flexible attitudes to pets, owners who understand international tenants, and a much shorter road to yes. Tell us early: it changes which doors we knock on, and we plan for it from the start.
Most people rent first. It's usually the wise move.
Renting gives you a secure, comfortable base while you explore Green Spain and decide, unhurried, where you truly want to be. You get to learn a place through a winter before you commit half your savings to it.
Rather than leaving you to navigate the Spanish rental market alone — slow, frustrating and full of dead ends for newcomers — we give you direct access to a curated portfolio of homes whose owners we know personally. Think of it as your relocation runway: everything you need to arrive and settle, while you take your time finding the home you actually want to buy.
The four packages
Tailored, not rigid — you pay for the support you actually need.
Every package includes finding and securing the home. What changes is how much of Spanish officialdom you'd like taken off your hands, and for how long we stay beside you.
| Package | Fee (+ VAT) | What it adds |
|---|---|---|
| Housing | €1,150 | Find and secure the rental |
| Rental Assistance | €1,500 | + 3 months of settle-in support |
| Rental Plus Settlement | €1,750 | + NIE / TIE, residency, padrón, bank account |
| Full Peace of Mind | €2,000 | + 6 months support, providers, admin appointments |
Fees are a starting point and depend on how much support and admin you need. We'll tell you which package fits before you pay anything.

If additional support is needed, we can quote for extra accompaniment based on location and time.
Specialist services. Certain aspects of relocation, such as tax advice, fiscal representation and annual tax filings, fall outside our standard plans. They are essential, so we connect you with trusted specialists within our network. Visa applications and private health insurance are also managed by these experts — see our partners.
Finding & securing the home
The part everyone finds hardest.
- A proper brief — what you need, where, and what you can spend
- Our network of local agents and private landlords
- Properties whose owners accept international income
- Non-payment insurance arranged where a landlord needs it
- Viewings in person, or by video if you're not here yet
- Rental application prepared and presented in Spanish
- Contract reviewed and translated into English before you sign
- Support all the way to move-in day
Settlement & admin — by package
- NIE — your Spanish foreigner's number
- TIE — appointment booked, and we come with you
- Residency registration and residency applications
- Padrón — registering at the town hall
- Spanish bank account — checklist, appointment, accompaniment
- Utilities: electricity, water, internet
- Understanding how Spanish admin actually works
- Translation and accompaniment at appointments
And then we don't disappear
We stay your point of contact — three months on the €1,500 package, six on the €2,000. For the plumber, the wifi that stopped, the letter you can't read, the appointment you didn't know you needed, and the moments in the first months when you just want to ask someone.
A community, not just administration
We introduce you to other international residents nearby — people who've already made this move, and people making it at the same time as you. This matters to us more than it probably should: the admin is solvable, but arriving somewhere and knowing nobody is the thing that sends people home.
“Something beyond administration.”
